I was speaking to an Academy member who runs a successful real estate flipping business. We were discussing a digital employee we built for his content strategy when I asked him how he handles outbound lead generation.
"Funny you should mention that," he said. "I used to get a list of MLS listings emailed to me of new short-sales, my team and I were supposed to reach out, but we were too busy with other sales and fulfillment, and we did not consistently follow up with the realtors."
The emails never went out.
He had a gold mine of leads, each one representing a home valued at $500,000 or more.
The issue is not an inbox issue; it's a six-figure deal finder we are not putting to work.
The standard approach is to set up a bland email automation, but that's the wrong thinking.
Lost opportunities often stem from a lack of consistency.
His team was too busy; instead of speeding up a broken process, we decided to hire a digital employee to handle the work.

Here is the simple, high-level process we are using to create his deal finder.
Step 1: Build Your Digital Employee
First, we treated this like hiring a real employee.
I used Claude to:
Write a job description for our digital employee
Define what the employee does vs. what humans do
Decide what tools the digital employee would work in
Design the complete workflow
Claude picked the right tools:
Google Sheets (to track all deals)
Google Forms (for realtors to submit deals)
Apps Script (the brain that scores deals)
AppSheet (to approve deals on your phone)
Claude built everything step by step:
Created our Google Form for submissions
Set up the Sheet structure
Wrote all the formulas and Apps Script
Then, I wrote the exact prompt we gave to Gemini in AppSheet
We explained to Claude:
Digital employee: Reads emails, scores deals, calculates offers
Human: Reviews deals, makes decisions, approves offers
Claude turned that into a prompt for Gemini that built our exact app.
Building it took less than one hour:
Define roles with Claude (10 minutes)
Build Form and Sheet (10 minutes)
Add the Apps Script (10 minutes)
Copy Claude's prompt into Gemini/AppSheet (15 minutes)
Test everything (15 minutes)
Step 2: The Digital Employee Does the Work
When your search email arrives with new leads, your digital employee:
Reads all the leads in the email
Processes each one automatically
Adds them to your deal-finding tracker
Figure out what to offer
Gives each deal a score
Finds the realtor's contact info
We will create a Google Form for realtors to submit short sale deals, which will automatically be added to the short sale Google Sheet.
Step 3: You Make the Decision
Here's the key: You're still the boss.
The digital employee shows processes for the opportunities. You check and approve them on your phone.
You say yes or no.
When you say yes, it sends the offer to lead.
You're not building an automation. You're using AI tools to create a helper without the HR costs.
If our Academy member gets four deals from this process in the next 12 months, that's over $2 million in houses. Plus, the ultimate value he creates from the equity, sale, and rental of the properties.
If your team is too busy, hire a digital employee.
How many six-figure deals are you too busy to chase?
