The tools—like ChatGPT, Google Sheets, or Zapier—are powerful, but the key is to combine them with a clear business goal. This is where the THINK Method comes in: take a business-first approach to AI.

Instead of starting with the tool, flip your thinking.

Begin with the outcome you want to achieve, then figure out how AI can assist. Combine your business goals with AI to create a lead-scoring system.

Step 1: Define Your Best Customers

To build a lead scoring system, start by identifying who your best customers are. Ask yourself:

  • Who are my top-paying customers?

  • What problems do they have that I solve?

  • How did they find me?

For example:

  • If your best customers are senior centers, check state websites for directories of the centers by ZIP code.

  • If you target apartment buildings for seniors (55+), explore municipal registries or apartment listing websites.

If you’re unsure, use ChatGPT to brainstorm:

“Help me identify the key traits of my best customers and the data sources I can use to find them.”

Step 2: Build a Lead Scoring System

Once you know your ideal customer, scoring becomes simpler.

Here’s a quick framework:

  • 75+ = High Intent: Leads that are a perfect match.

  • 51–75 = Medium Intent: Leads that need nurturing.

  • Below 51 = Low Intent: Leads that may not be worth pursuing now.

Use Google Sheets to track the leads. Tools like GPT for Work and Google App Script can automate scoring based on key criteria like:

  • Demographics (industry, company size, location)

  • Engagement (e.g., website visits, email responses)

  • Urgency (specific pain points or buying signals)

PS: If you don’t know how to write App Script code, ChatGTP or Claude can write it for you.

Step 3: Automate Lead Scoring with AI

Once you have a scoring system, connect your data with your preferred AI tools to streamline the process:

  • Use public data sources like state directories or industry databases to find leads.

  • Combine these with platforms like LinkedIn for outreach.

  • Automate next steps:

  • High-intent leads get personalized outreach.

  • Medium-intent leads go into nurturing campaigns.

  • Low-intent leads can be monitored for changes.
